Lease Term
From 10 to 25 years and, in England, the lease term is Landlord & Tenant Act protected.
Rent Review Period
1. Five-yearly open market reviews.
PLUS
2. Annual increases, in line with the retail price index.
Repairs & Decoration
The Lessee is responsible for all repairs and must redecorate the interior and exterior every three years and during the last year of the lease term.
Tie
The Lease is taken up on a full tie basis for draught and packaged beers, lagers and stouts, premium packaged spirits (alcopops), ciders and soft drinks.
Discounts
Lessees receive from £25 up to £125 per barrel off invoice on all tied products, from barrel one.
Machines
AWP, SWP machines and pool tables: Both the lessee and S&NPC receive 50% of the income after VAT, machine rental and duty have been deducted.
Sale / Assignability
The business you have built up can be sold (assigned) by yourself.
